This Form of Contract is signed between the Employer and Contractor for Minor Building Works not exceeding 200m2 floor area (for maximum currency value take 200*average present construction cost per square metre) or Maintenance Works. There is no provision for Bills of Quantities in this type of Contract. There is no provision for Sub-contracts in this contract. The Employer is responsible for the provision of drawings and any other information required by the Contractor, Drawings & Specification to be recorded in the contract. The works are supervised by the Architect /Supervising officer acting on behalf of the Employer. The Contract sum is a Lump sum and is paid out in monthly interim payments to the Contractor. Provisions within the Contract are made for Insurances, Dispute Resolution and Surety.

This is a contract form between employer and contractor to cover unlimited value of construction works and which requires the use of a bill of quantities for cost control. The employer is responsible for provision of the drawings and other data, as well as the bill of quantities. These are prepared by architects, quantity surveyors and engineers and such other specialists as may be involved in the design and documentation. The contract is normally administered by the architect with the required participation of the quantity surveyor. The price and payment structure of the contract is usually based on a lump sum with monthly interim payments. Provisions are included for insurances, bonds, and named specialists (This contract can include nominated sub-contract/s). Specification is needed. Tender or negotiation optional.
